BH Platt.jpgSelecting the land on which your future home will stand can be more complicated than most may realize. There are many factors to consider when choosing the right lot for your family, much of which can depend on the kind of home you plan to build, the community in which you choose to build and your family’s lifestyle preference. Although in the end it all comes down to personal preference, here is a short list of things to consider when purchasing the land where your home will reside.

Be aware of what could be built in the future around or near the lot.

This is especially important if there lies an empty lot beside the one you choose to purchase. It’s suggested to look into how the lots in the neighborhood are zoned and whether building is permitted on the lot. It’s also important to know what type of building is permitted, ie: new home construction or industrial warehouse, etc. These are all things which you can discuss with us, your personal home builder. It’s also important to take the traffic and future traffic into consideration. Although the street may seem calm and quiet now, if a store or restaurant is developed right around the corner the traffic may pick up in the future. Not only is the lot you choose important, the neighborhood requires attention and consideration as well. County and city planning fordevelopment is accessible to the public, so you are able to find out if there are plans to widen or develop any roads in the area etc.

Take into consideration the orientation of the lot.

An important factor to consider when choosing your lot is the orientation of how the house will sit. Depending on the layout of the house, taking into consideration which rooms you want to receive the most natural light in the early morning or the late afternoon is an important personal preference.

 Scout the local resources.

Another factor to consider when choosing your land is it’s proximity to important local resources such as shopping, schools and hospitals. These local resources become more and more important as you consider the future of your family.
